What is an RTM?
RTM
stands for Ready To Move. This refers to houses that are constructed at our site and moved to your site when completed. This term should not be confused with mobile or modular homes. Typically our RTMs are fully finished and delivered in one piece and once on the foundation require very little to complete. 

Is an RTM a lower quality than a stick built home?
Absolutely NOT. If anything, your Home is built stronger than a stick built home because it has to undergo a move that may be hundreds of miles. Your home is built from the same quality materials that builders would use and to the same government standards and codes. Our homes are all inspected and certified before they leave our site.

What are the advantages of buying an RTM as opposed to building on site?

Quality control -
 We have a dedicated supervisor that oversees the construction process. He does not spend his time driving from site to site. He spends his days on the yard ensuring that the quality goes into your RTM. The trades people we use are extremely proud of the quality work they produce and it shows just like our slogan, "Where Quality Is Not A Compromise.

Time Saving - Building an RTM saves you time. Your foundation contractor can start your foundation while your home is being constructed. Typical on site builds can take up to 12 months to complete. If all of your post move work is well coordinated you should be in your new RTM home in 4-6 months (from the time you sign your contract.)

No Surprises
- The controlled environment in which we build your RTM allows us to accurately control the project costs, therefore no overruns or surprise extra charges. What we quote you is what you pay unless you add extra items.

Cost Control
- Because we build your RTM in a controlled environment we minimize theft, material delays and travel time costs and we buy materials right from the factories. This helps keep the cost of your RTM down.

Convenience - Let us take care of the day to day details rather than dealing with the scheduling of serveral contractors on your own.

How much does an RTM cost per square foot?
The cost per square foot will vary depending on the options that you choose. Our standard specification price per square foot includes many items that other builders consider upgrades. Additional options may be added at your request.

Can my RTM be built and moved with an attached garage?
Yes, depending on the style of home and garage you choose.

Do you build cottages as an RTM?
We certainly do. More and more people are finding great value in having their summer cottage built as an RTM. Finding qualified and reputable contractors or builders who have the time to take on your project is becoming more and more difficult especially when your site is in cottage country. The only important thing to identify is whether your site is suitable for moving a house on. 

What is the time line for building a new home with Mountain View Industries?

You can move into your home in about 3-6 months. If you are adding lots of special features or make changes to the original plan or contract during construction, it could take longer. When you sign your contract, we give you a target date and the official date is given to you 35 days in advance so you can make the necessary moving arrangements.

What is the process for building a new home with Mountain View Ind.?
  1. Get financing in place based on your budget price.
  2. Decide on the home plan - Custom design and building is made easy with our sales team -  we have a draftsperson on staff.
  3. Have your start-up meeting - once everything is in place you will have a meeting with our Coordinator. At this meeting we go through your plan and everyone becomes clear on what is going to happen and the process that the construction will follow.
  4. Get a firm price based on your options, energy package and/or basement development.
  5. Move in to your new home

Can I make some changes to one of your homes to suit my personal tastes?
Yes each one of our homes is individually blueprinted to your specifications whether you choose one of our designs or a custom design. We don't start building until you're happy with every little detail including where each plug will be placed. Of course if you add onto a plan there will be a minimal charge.

Can I bring in a plan and have an RTM Home built from it?
Yes, we call these our custom designs and many of our customers choose to go this route.   
 
What happens if there is damage in moving my home?
You’re covered! After your home is moved and you have the electricity, water, and heat (in cold weather) hooked up you will be covered for the first year for any thing that happens due to settling. See our Salesperson for details.

Does my new home qualify for a GST rebate?

When you buy a newly constructed, home, condominium or townhouse, the entire purchase price (or project cost) including land is taxable, but it may qualify for a partial GST rebate, depending on the sale price. For homes costing $350,000 or less, you will receive a rebate of 36% of the GST paid, to a maximum of $8,750. That means you will pay approximately 3.5% GST (not 5%) on the purchase price. New homes selling for $450,000 or more do not qualify for a GST rebate. The GST rebate program is for any new housing project, including modular and manufactured homes. You can only apply once for any new home project/purchase, and you have 2 years to file for the rebate.
